Earliest termination date
Friday, October 23, 2026
Write this date, or any later date, as the termination date on the N4. It is 7 days after the notice counts as given, not counting that day.

General information, not legal advice. If the tenant pays everything owed before you file, the N4 is void.
How the date is worked out
Since September 21, 2026, an N4 for unpaid rent needs a termination date at least 7 days after the notice is given. The day you give it does not count. A mailed notice counts as given 5 days after mailing, and a courier delivery the next business day, so those methods push the date out.
The full rules, with sources, are in The Ontario N4 Notice: How to Fill It Out and Serve It.
Questions
How many days notice does an N4 give in Ontario?
For an N4 given on or after September 21, 2026, the termination date must be at least 7 days after the notice is given, not counting the day it is given.
What if I mail the N4?
A mailed notice counts as given 5 days after it is mailed, so the termination date moves out by 5 days. A notice sent by courier counts as given the next business day.
When can I file the L1?
From the day after the termination date, if the tenant has not paid everything owed and still lives in the unit.
Can I tape the N4 to the door?
No. Posting a notice on the door is not an accepted way to give an N4. Email only works if the tenant agreed in writing to receive notices by email.
