How the numbers are worked out
Rent can go up once every 12 months, with at least 90 days of written notice. The increase is capped by Ontario's rent increase guideline for the year it takes effect: 2.1% for 2026 and 1.9% for 2027. Units first occupied after November 15, 2018 are not capped, but still need the notice. Larger increases need the Landlord and Tenant Board's approval.
The full rules, with sources, are in Ontario Rent Increase Guideline for 2026 and 2027.
